All Sites Are Full Hook Up – Sewer/Water/Electric 20, 30 & 50 Amp

  • Daily Rates $45 – $65 *Intro Rates $40 – $60
  • Weekly Rates $225 – $325 *Intro Rates $225 – $290
  • Monthly Rates $400 – $590 *Intro Rates $400 – $500
  • Uncovered trailer storage $50 per month.

Electricity:  Electricity is included in the daily and weekly site rates. Monthly guests are responsible for electricity usage.  Each site is individually metered. 

A $150.00 Electric deposit is required at check-in for monthly guests. 

Holiday: 3 night minimum stay required, special event rates may apply

Site rates includes: 1 RV, 2 Vehicles, 2 People (contact manager for additional people)

Rules:

  1. One RV is allowed per site.
  2. Management will designate site location in lease agreement. Do not change site location without written express consent from management.
  3. Parking locations are designated in lease agreement. Guests must park in designated areas only. Please do not park in empty sites, on roadways, or in park areas.
  4. RV’s that are over 10 years old, need to be in good condition and approved by park management. Management can approve vintage restored models on a case by case basis.
  5. Prior to park entrance, visitors will check in at park office. Park residents and guests will be responsible for their guests’ behavior. Management reserves the right to remove guests.
  6. Guests are allowed for daily visits, they must register with office and must park in designated guest parking areas.
  7. There is a 2 pet limit per site. The park has designated pet parks where residents can bring pets to use the restroom. Pets must remain on leashes in public areas, and should remain orderly so as not to disturb other residents. Owner should maintain control of pets at all times. Pets must be registered with management and should be listed on lease agreements. Because of the liability, some pets that are considered dangerous breeds may not be allowed in the park. Please clean up after your pet, and pick up and dispose of their feces.
  8. TCEQ, Texas Commission on Environmental Quality and Texas Statutes require proper sewer hose connections and hook ups. Resident is required to properly connect and maintain sewer hoses and connections so that there are no leaks. Resident will maintain hose so that they remain off of the ground and out of the area of the park maintenance, and away from crews that mow and weed eat. Park is not responsible for damage to resident’s hoses or cables or cords that are on the ground, in the way of maintenance crews, or other personal effects in common areas.
  9. Personal property such as ice chests, outdoor games, BBQ equipment and the like should be cleaned up and removed from public areas by the resident, or will be disposed of by park.
  10. Please do not smoke in the buildings on property- the laundromat, pergola. Please dispose of cigarette butts in ashtrays, and do not dispose of on the ground or any other area that would pose a fire danger.
  11. No fireworks or burning of other flammable materials, except fires in BBQ pit areas. Propane fire pits are allowed at rv sites with approval of management.
  12. No portable BBQ pits on park tables or park areas. Residents BBQ at their own risk.
  13. No generators unless there is a power outage.
  14. No oil changes or automotive/mechanical work on the property.
  15. No car washing on the property. If the resident desires to wash their RV, please have management approve first.
  16. RV site should be kept clean and orderly. Dispose of garbage in dumpsters provided.
  17. Trash must be placed into park dumpsters.
  18. Residents must not build any permanent structures on the sites.
  19. Resident can use temporary exterior structures and exterior furniture on site, as long as it is neat and orderly. Resident cannot use interior furniture or interior structures, or allow site to be disorderly.
  20. Exterior items not in use must be stored out of public view.
  21. No clothes lines. There is a laundromat with washers and dryers for residents.
  22. No four-wheelers or ATV’s should be driven in the park. Golf carts are allowed on roads and designated site parking areas.
  23. Speed limit in the park is 10 mph. Please be aware of residents, pets, and small children in the park.
  24. If there are any dangerous hazards within the park- such as unruly pets or guests, broken tree limbs, diseased or dead trees, wasps, or other dangerous pests- please report to management immediately.
  25. Park hours are 7 am until 10 pm. From 10 pm until 7 am, please be aware that residents may be sleeping- this time is designated as ‘quiet hours’ throughout the park. Guests are not allowed at this time.
  26. Park utilities: Water- We maintain a commercial water well that may have more than 40 psi of pressure, as such, it is suggested that residents use pressure regulators at their RV’s.
  27. Park utilities: Electricity- Every site is metered separately. At the end of the month, the metered rate will be added to the resident’s bill. A $150 utility deposit is required by monthly guests. Electricity is included in the daily/weekly rate.
  28. Park utilities: Septic- The park is on a community septic system, and as such, please be considerate of other guests by only flushing toilet paper down commodes and not disposing of biodegradable products down sinks. This includes, but is not limited to the following: hygiene products, paper towels and fabric, baby wipes and other hygiene wipes, non-biodegradable products. Residents will be billed if septic becomes unusable due to user error and not following this rule.
  29. Park utilities: Internet – While free wifi is available for residents at this time, the speed is slow. Fiber optic internet will be available in the future once the back bone is run in front of the property by Consolidated. We recommend residents use hotspots and boosters. Cable is not available at this time. If resident uses satellite, the location of the satellite must be approved by management.
  30. Resident beware: The park is in a natural habitat which means wildlife such as snakes, insects, spiders, alligators and other animals may pose a threat. Residents must stay in designated park areas and will enter walking trails and other areas at their own risk.
  31. Resident beware: The park ponds should not be entered by residents. They are deep. If residents or guests enter, it is at their own risk.

Indemnity and waiver of liability-

All residents and guests shall hold the staff and owners and representatives of Towering Oaks RV Park at Bailey Grove harmless and shall release all liability from and against any and all claims, demands, costs and expenses, including attorney’s fees, arising from any and all damages and or injuries that might arise from water, wind, fire, or natural events, civil disturbances or strife, or acts of God, guests or residents’ actions or others’ inactions, including the inactions of guests, owners, staff, representatives, or other residents, or any other action by anyone on the premises of the park Likewise, the owners assume no damage by and between guests and residents, and owners assume no responsibility or liability for damages arising from, but not limited to, acts of God, wind, fire, water, falling tree limbs, as well as other occurrences that are out of the owner’s control. Guests and residents specifically recognize and acknowledge natural events, and the risks and likelihood of dangerous wildlife such as poisonous snakes and fallen tree limbs and the potential damage that they can cause.
